About Digital Patwari
Digital Patwari (ڈیجیٹل پٹواری) is a free collection of online tools that make Pakistan’s land and revenue work simple. Whether you are dividing inherited land, converting kanal and marla, estimating transfer taxes, or locating a khasra on a map, our goal is to give you a fast, clear answer — in English or Urdu, on any device, with no sign-up.
Why we built it
Land matters in Pakistan often involve confusing units, formulas and paperwork. Many people pay others just to do a simple calculation or to understand a term on their Fard. Digital Patwari puts these everyday tools in one trusted, free place so anyone can use them directly.

What we know about
Digital Patwarifocuses on the everyday land & revenue topics that affect ordinary Pakistanis. Our tools and guidance cover:
- Pakistan land records
- Islamic inheritance law (wirasat / faraid)
- Land area units (kanal, marla, murabba, killa)
- Property tax and stamp duty in Pakistan
- Mutation (intiqal) and Fard / Jamabandi
- Revenue maps (aks-shajra, musavi) and khasra numbers
Editorial standards & sources
Our calculations are built on Pakistan’s recognised rules and standards, including the Islamic law of inheritance (faraid) as applied through the Muslim Personal Law (Shariat) Application Act 1962; the standard land-unit conversions (1 kanal = 20 marla; marla of 272.25 or 225 sq ft); provincial stamp-duty and registration rules; and FBR withholding-tax sections 236C and 236K. We review the tools for accuracy, explain the assumptions on each page, and label every result as an estimate. Not sure about a term? See our land & revenue glossary.
A note on accuracy
Every result is an estimate for general guidance and education. It is not legal, financial or religious advice. For official figures, transfers or disputes, please confirm with your local revenue office (Patwari/Tehsildar), a qualified lawyer, or a scholar.
